Arranmac completed exterior painting and decorating works on a large block of flats on Owls Road in Boscombe. The project involved high-level access, full surface preparation, masonry repairs, exterior wall painting, timber finishing, and metalwork painting.

As the building included high-level areas, the work was completed using a cherry picker and mobile tower scaffold. This allowed the team to safely access the upper elevations, soffits, windows, masonry, doors, and balcony railings.

The Brief

The client required the exterior of the block of flats to be cleaned, prepared, repaired, and repainted. The main aim was to improve the appearance of the building while ensuring all surfaces were properly treated before decoration.

Surface Cleaning and Preparation

Before any painting began, the Arranmac team washed down the exterior surfaces, including the fascias, soffits, plastic windows, and walls.

The masonry walls were treated with a fungicidal wash to help remove organic growth and prepare the surface for painting. Once dry, the walls were washed again with clean water before further preparation began.

All masonry surfaces were then scraped down, with any loose or failing material removed. Hairline cracks were raked out and stabilised before being filled with masonry filler. Surface imperfections across the front elevation were also filled and prepared before painting.

How the Work Was Carried Out

Masonry Repairs and Exterior Wall Painting

Once the masonry repairs had been completed, all repaired areas were spot coated before the full masonry painting system was applied.

The exterior walls were finished with two full coats of smooth masonry paint in Magnolia, helping to create a clean, consistent finish across the building.

As part of the preparation works, the team also sealed around the UPVC windows using silicone to help create a neat and well-finished edge around the window frames.

Timberwork Preparation and Painting

Although there was limited timberwork on this project, the front door was prepared and painted as part of the overall exterior decorating works.

The door was first washed down to remove grease and grime, before being scraped, rubbed down, and treated where required. Bare timber was given a wood preservative, then cracks and imperfections were filled, rubbed down again, and spot coated.

The timberwork was then finished with two undercoats and a gloss topcoat to provide a clean, durable finish.

Metalwork and Balcony Railings

Some of the balcony railings on the flats were metal and required preparation and repainting.

The metalwork was scraped down, rubbed down, and prepared in line with the condition of the surface. Any rusted areas were treated with a rust-inhibiting primer before two coats of suitable metal paint were applied.

Using the correct preparation method and paint system helped ensure the railings were properly treated and finished for exterior exposure.

Working Safely and Keeping the Site Organised

Due to the scale and height of the building, access was carefully managed using a cherry picker and mobile tower scaffold.

Arranmac also maintained on-site welfare facilities and a small Harris fenced compound, helping keep the working area organised, safe, and controlled throughout the project.

As with all Arranmac decorating projects, the site was left clean and tidy once the works were complete.

The completed project gave the block of flats a cleaner, fresher, and more consistent exterior finish.

Through careful washing, fungicidal treatment, crack repairs, masonry filling, timber preparation, metalwork treatment, and two coats of smooth masonry paint, Arranmac delivered a well-managed exterior decorating project in Boscombe.
